Getting Started with Remote Self-Storage Management

 

If you choose to explore working with us here’s what you can expect the onboarding process to look like. We follow a process to make it as easy as possible to figure out whether we are a good fit and whether we are likely to deliver exceptional results for your self-storage business.


You Contact Us!

You can initiate a conversation by emailing us. When you reach out you are welcome to ask us any questions you want about our services and we’ll get you the answers you need, usually within 24 hours. 

 

Discovery Call

If we have not yet had a conversation, we will schedule one to learn more about your Self Storage Management priorities. We’ll spend 15 to 30 minutes figuring out if our standard management offering will work for you or if something customized is needed. We will need you to tell us about your property, the address, how many units, the property occupancy, and where we can find your property online so that we can evaluate whether working together would be mutually beneficial. We can also answer any questions you might have.


It is required to utilize StorEdge self-storage management software or Easy Storage Solutions. and its associated website. 

 

Formal Proposal

Based on what we have learned about your priorities and preferences, we will put together a formal Agreement for you to review. This proposal will list out results we intend to deliver. Also included in the proposal will be, the services we will provide in pursuit of those results and details about the financial investment you will make when hiring us to deliver those results. If we plan on working together, but our description of the working arrangement is not quite right, we will figure it out during this step and make the necessary adjustments before memorializing the relationship via a formal management agreement.

Once you have accepted our proposal, you will return the signed management agreement to us.

Manage the day-to-day operations

We pecialize in managing the day-to-day operations of unattended and automated self-storage facilities, ensuring smooth and efficient performance without the need for full-time, on-site staff.

Our services include:

  • Full operational oversight and daily facility management 
  • Recruiting, training, and supervising reliable boots-on-the-ground personnel 
  • Equipping on-site staff with proven strategies to increase rentals, optimize pricing, and boost revenue 
  • Coordinating with vendors for ongoing mainte

Rate and Revenue Management

 

  • Develop and manage dynamic pricing strategies to optimize street rates 
  • Create and adjust promotions based on real-time supply and demand 
  • Maximize revenue through strategic rate increases and forecast-based pricing 
  • Monitor local competitors for pricing comparisons 
  • Manage in-place rates and implement timely rent increases 
  • Identify additional revenue opportunities, including tenant insurance sales
     

Phones

 

I personally handle all incoming and outgoing calls, including past-due follow-ups, giving your customers a direct, personalized experience—no call centers involved.

My responsibilities include:

  • Renting units and taking payments 
  • Managing customer service issues (escalating to the owner when needed) 
  • Handling the past-due and overlock process 
  • Upselling tenant insurance 
  • Overseeing on-site maintenance (cleaning, sitework, lock cuts, overlocks) 
  • If you prefer a call center, I can recommend one and help


Website and Google Business Profile Management

We provide comprehensive digital marketing services to increase your facility’s online visibility and drive traffic, including:

  • Maintaining and optimizing your Google Business Profile

Lien Auction Process/Evictions

We handle the full past-due process, including processing delinquent accounts (with owner or staff support if needed), cutting locks, and preparing units for auction. We set up and manage online auctions through Storage Treasures, handle all buyer interactions and payments, and ensure compliance with state laws and regulations related to lien sales. 

Tenant Insurance Onboarding

We offer onboarding services with tenant protection plans. With more than 20 years of experience, we have proven processes to make all go as smooth as possible; while maximizing your results, The goal is to grow your revenue and occupancy while also protecting your customer revenue and occupancy while also protecting your customers. 

Communication

  

Communicate as often as needed with the property ownership so that all parties are aware of what is happening with the investment and to maintain accountability that improvement projects are moving forward on schedule.
